Working
on a vacant lot in a post-war neighborhood of Grand Rapids, Michigan; Lott3Metz
resolved the owners limited budget with their needs for a
home and a studio for their growing software and design business.
In an effort to maximize the available project dollars, Lott3Metz
decided to use a panelized construction system that was custom fabricated
in the factory, shipped to the site, and hoisted
into place. Total time elapsed from finalization of the order to
delivery and completion of erection was six weeks. Total construction
cost was approximately $145,000 and the house was completed for
move-in in 4 months.
In
planning the home, Lott3Metz and the owner worked to maintain an
open and flexible plan with an eye towards possible future modifications
and changes in use. The home and business uses are separated by
floor, with the residence on the second floor and the business on
the first floor. The vertical circulation was pulled to the edge
of the plan allowing the free flow of occupants on both floors and
between floors. The siting of the house was dictated by the extreme
slope of the land - from East to West leaving the common
walkout condition towards the street. The main entry was located
at the first floor in the front with grade access to the yard at
the second level in the rear of the building. A single garage is
located adjacent to the entry, below the second floor bedrooms.
